CVS will split off its 9,000 drugstores into a separate public company by 2028
No closures were announced, but a standalone drugstore chain could rethink its footprint.
CVS Health said it plans to separate into two publicly traded companies by the first half of 2028. A standalone CVS Pharmacy would keep about 9,000 retail drugstores along with the mail pharmacy business and MinuteClinic.
Aetna, Caremark and Oak Street Health would stay with CVS Health, according to the company.
The company did not announce any store closures with the split. Still, a pharmacy chain that trades on its own could take a fresh look at its store footprint, and CVS leases are a large exposure for net-lease and shopping-center landlords.

Interest rates
The 10-year Treasury eases to 4.90% the day after the midterms
The benchmark for fixed-rate property loans is down about 25 basis points in three weeks.
The 10-year Treasury par yield fell 5 basis points to 4.90% on Nov. 4, the day after Democrats won both chambers of Congress, according to Treasury data. That is down from 5.15% on Oct. 19.
Treasury also kept its coupon auction sizes unchanged the same day and set a $125 billion quarterly refunding: $58 billion of 3-year notes, $42 billion of 10-year notes and $25 billion of 30-year bonds.
The benchmark for fixed-rate commercial real estate debt has slipped about 25 basis points in three weeks, but it is still close to 5%.
For ownersOwners with a 2027 maturity may want to ask their lender how a rate lock or forward commitment would work if yields keep easing.

Martin Selig restructures nearly $500 million of Seattle office debt and ends a receivership
Lenders are still choosing extensions over foreclosure on troubled West Coast office.
Martin Selig Real Estate completed loan modifications totaling nearly $500 million on 12 downtown Seattle office buildings, the Puget Sound Business Journal reported.
Nine of the buildings sit on a loan serviced by Midland Loan Services. That deal ends a receivership and sends the loan back to the master servicer before year end. Newmark will lead leasing across all 12 buildings. The new loan terms were not disclosed.
The outcome shows lenders still choosing extensions over foreclosure, even on deeply troubled West Coast office.
For ownersOffice owners talking to a special servicer may want to ask their counsel how a modification with a leasing plan compares with a sale.

Lenders at a finance forum warn that distress could reach 2008 levels
Panelists put values about 19% below peak and see 2027 as the year troubled loans get resolved.
Speakers at Commercial Observer's fall finance forum said higher interest rates and cap rates could produce distress on the scale of 2008, Commercial Observer reported. Northwind's Ran Eliasaf made that case, and Nomura's Larry Kravetz pointed to multifamily as the most exposed sector.
KBS's Sondra Wenger put commercial property values about 19% below their peak and estimated that owners need $470 billion to $500 billion of fresh equity across 2026 and 2027.
These were panel views rather than new data, but the lenders on stage expect 2027 to be the year more owners give in and troubled loans get resolved.
For ownersOwners facing a capital call or a paydown in 2027 may want to start the conversation with their lender and partners early.
