Monthly prices. Before tax. Vacant suites count; sold properties don't. A property with no suites listed counts as one.
Each leasable suite, space or pad on your properties, leased or vacant. A single-tenant building counts as one, and a property with no suites listed yet counts as one too. A property you mark as sold stops counting the same day.
Each suite past the included ones adds $6 a month on Owner, $5 on Owner Plus and $4 on Firm, prorated to the day. Owner goes up to 100 suites and Owner Plus to 400; Firm has no limit.
Owner and Owner Plus start with 14 days free and no card. The trial covers the plan's included suites (25 on Owner, 100 on Owner Plus). Add a card any time; if you subscribe during the trial, the rest of it stays free.
Nothing is deleted. When a trial ends without a plan, the organization becomes read-only: you can open, print and export everything, but not change it. If a payment fails, everything keeps working for 14 days while you update the card; after that it becomes read-only until the payment goes through.
Yes, any time from Settings. A change is prorated to the day: an upgrade charges the difference for the rest of the period, a downgrade leaves a credit on your next invoice. A cancellation takes effect at the end of the period you paid for.
No. Portals come with Firm, with no charge per tenant or owner client. Firm also has no limit on staff seats.
Prices are before tax. Sales tax is added at checkout where it applies, based on your billing address. Businesses can add a tax id at checkout.

We set it up with you, move your data over, and give your team priority support. Limits and terms are agreed with you, and it is billed by invoice, payable by bank transfer or card.
