The lease counts

Business days here skip Saturdays and Sundays. Holidays the lease names aren't skipped.

Due by

Sunday, October 11, 2026

That's a weekend. Read what the lease says about deadlines that fall on one.

The period, and how it is counted, come from the lease. Counted from the day after the request arrived.

Check these before anyone signs.

  • The rent and the paid-through date match the tenant's ledger.
  • The deposit matches the lease and the tenant's records.
  • Every amendment, side letter and extension is listed.
  • Options and their notice windows are stated as the lease has them.
  • Every exception is filled in: defaults, unpaid allowances and disputed charges the tenant knows of, or None where there are none.
  • The certificate's date and the requesting party are right.

If a statement isn't right, talk to counsel before changing it or signing. A lender or buyer may also send its own form, and the lease may say which form the tenant has to sign.

The deposit on a sale

When a California commercial property is sold, Civil Code 1950.7 has the landlord, within a reasonable time, either transfer the deposit, less lawful deductions, to the buyer and notify the tenant by personal delivery or certified mail, or return it, less lawful deductions, to the tenant.[1]

That is why buyers check the deposit amount in the certificate against the lease.

Estoppels drafted from the approved lease terms.

Cornerhold drafts each estoppel certificate from the lease's approved terms and the books: the rent, the deposit and what is owed. A person reviews and approves it before it is filed with the lease, and nothing is sent from there on its own.
