Cornerhold vs Yardi Breeze for commercial property.

Yardi Breeze is the Yardi with published commercial prices, and it handles NNN and gross leases, CAM pools with caps, and percentage rent. Cornerhold is built only for commercial leases, with AI that reads them. Here is how they compare. Checked October 23, 2026, from public pages linked at the foot of the page.

Who each is built for
Yardi Breeze
Yardi's easy-to-use system, sold in residential, commercial, affordable, self storage and association editions, with Breeze Premier adding more controls. Yardi Voyager is a separate enterprise platform.[1][5]
Cornerhold
Owners of commercial property and the firms that manage it for them: retail centers, offices, industrial and single-tenant net-leased buildings, on NNN, NN or modified gross leases. One building is enough to start.
Who should pick which

What about Yardi Voyager?

Voyager is Yardi's separate enterprise platform. Voyager Commercial is where Yardi puts Smart Lease, its AI lease abstraction, and its Virtuoso Connectors for Claude. Its prices aren't published, so this page compares Breeze and Breeze Premier, which Yardi does price.[1][3][4][5]

What each one does for commercial leases.

The questions a commercial owner or manager asks, answered for both. "Not listed" means the company's public pages we read don't mention it, not that the product can't do it.

Where Yardi Breeze is ahead.

  • A lower price per suite

Breeze lists $2 a suite with a $200 minimum, and that includes CAM, percentage rent and online rent. Compare the three sizes above.[1]

  • Money in and out

Tenants pay online with autopay, and Breeze pays owners and vendors by check or EFT. Cornerhold records payments but doesn't move money yet.[1]

  • Percentage rent with tenant sales

Breeze tracks retail sales and posts percentage rent. Cornerhold records the clause but doesn't collect sales reports or calculate it.[1]

  • Room to grow with one vendor

Breeze Premier adds job costing, approval workflows and customized financial statements, and Yardi Voyager covers enterprise portfolios. Yardi has made property software since 1984.[1][5][6]

  • A staff app you can download

The Breeze app is on the App Store. Cornerhold's iPhone app isn't released yet.[7]

Also not in Cornerhold yet

  • Live bank feeds. You import bank files (OFX, QFX or CSV) and reconcile them with suggested matches. There is no live connection to your bank yet.
  • Portals on every plan. Tenant and owner portals start on the Firm plan.
  • A custom report builder. The standard reports (trial balance, profit and loss, balance sheet, cash flow, rent roll, aging, owner statements) export to Excel, PDF and CSV, but you can't design your own yet.
  • Trust accounting. There is no trust accounting for managers who hold owner funds in trust accounts.
  • QuickBooks Online sync. Live sync with QuickBooks Online is coming. Today you import QuickBooks Desktop or Online export files.
  • A public API. Cornerhold has no public developer API.

Where Cornerhold is ahead.

  • AI lease abstraction without Voyager

Cornerhold reads leases with two AI readers on every plan and shows the page and quote for each term. Yardi's Smart Lease is built into Voyager Commercial, and Yardi's list of AI in Breeze doesn't include it.[3][4]

  • Base years, stops and gross-up, written down

Cornerhold applies base years and expense stops, gross-up, exclusions, admin fees and three kinds of caps, and ties each expense line to its invoice and lease clause. Breeze's commercial page lists caps and allocations but doesn't mention base years or gross-up.[1]

  • Forecasts and loans

Lease-driven forecasts, scenarios and loan maturity warnings come with every Cornerhold plan. Breeze's commercial page doesn't list forecasting.[1]

  • No annual agreement

Cornerhold runs month to month. Breeze is billed monthly on an annual agreement, and Premier is billed yearly.[2]

  • Your data in ChatGPT, Claude or Grok

On Owner Plus and up, Cornerhold connects read only to ChatGPT, Claude and Grok. Yardi's Virtuoso Connectors are for Voyager, not Breeze.[3]

Who should pick which one.

Yardi Breeze is the better pick if

  • You want a low monthly price for commercial books with CAM and online rent.
  • Your retail leases have percentage rent and you need tenants' sales reports.
  • You want tenants paying online, and owners and vendors paid by EFT, today.
  • You need job costing, approval workflows or customized financial statements (Breeze Premier).
  • You're a large firm that wants Voyager's modules, or you already run Yardi.

Cornerhold is the better pick if

  • You want each lease read and cited, and caps, base years and gross-up applied the way the lease says.
  • You want forecasts and loan warnings next to the books.
  • You'd rather not sign an annual agreement.
  • You want AI lease reading and your data in ChatGPT, Claude or Grok without moving to Voyager.

Questions about Cornerhold and Yardi Breeze

Can I move from Yardi Breeze to Cornerhold?

Yes. The importer reads QuickBooks Desktop and Online exports, AppFolio and Yardi rent rolls and ledgers, any spreadsheet, lease PDFs, bills and bank files, and shows what it found before anything is saved. Lease PDFs go through the lease reader, so each term comes back with its page.

Is Cornerhold priced like Breeze?

No. Breeze lists $2 a suite with a $200 minimum. Cornerhold is priced per suite by plan, from $299 a month, and includes the AI lease reading, the CAM rules and the forecasts. At the three sizes above, Breeze's list price is lower.

Is Cornerhold new?

Yes. Cornerhold launched in October 2026, so it has no long customer track record or public reviews yet. Owner and Owner Plus start with 14 days free, without a card, so you can try it on your own leases before you decide.

Is there a Cornerhold mobile app?

The iPhone app is built but isn't on the App Store yet. Until it is, the website works on a phone.

What if I leave Cornerhold?

Owners and admins can export the whole organization at any time: every record as JSON and CSV, every stored file, and a README that explains each table. It works on every plan, even when the account is read-only.
