Cornerhold vs DoorLoop for commercial property.

DoorLoop is a modern property management system with published prices, online payments and AI agents, and it includes a CAM reconciliation report on its first plan. Cornerhold is built only for commercial leases. Here is how they compare. Checked October 23, 2026, from public pages linked at the foot of the page.

Who each is built for
DoorLoop
Property managers and owners running residential, commercial and mixed portfolios, in DoorLoop's own words. Its CAM report is built for commercial leases.[2][4]
Cornerhold
Owners of commercial property and the firms that manage it for them: retail centers, offices, industrial and single-tenant net-leased buildings, on NNN, NN or modified gross leases. One building is enough to start.

  • Card payments and screening are charged per use. DoorLoop's CAM page still names an older plan; its pricing page says everything from that plan is now in One.[1][2]

Where DoorLoop is ahead.

  • A lower price at every size here

DoorLoop One is $239 a month billed monthly at 25 units and $840 at 400, and it includes a CAM report, online payments and eSignature. Compare the three sizes above.[1]

  • Money in and out

Tenants pay by card or ACH, and DoorLoop pays vendors and owners. Cornerhold records payments but doesn't move money yet.[1]

  • Bank sync and QuickBooks Online

DoorLoop syncs with your bank and with QuickBooks Online. Cornerhold imports bank files, and its QuickBooks Online sync isn't live yet.[1]

  • Leasing tools and portals on the first plan

Listings, applications, screening, eSignature, and tenant and owner portals come with DoorLoop One. Cornerhold has a leasing pipeline only, and its portals start on Firm.[1]

  • An app, an open API and SSO

DoorLoop's app is on the App Store, and it offers an open API, Zapier and single sign-on. Cornerhold's iPhone app isn't released, and it has no public API.[1][4]

Also not in Cornerhold yet

  • A custom report builder. The standard reports (trial balance, profit and loss, balance sheet, cash flow, rent roll, aging, owner statements) export to Excel, PDF and CSV, but you can't design your own yet.
  • Trust accounting. There is no trust accounting for managers who hold owner funds in trust accounts.

Where Cornerhold is ahead.

  • CAM caps

Cornerhold applies cumulative, non-cumulative and compounding caps, on controllable costs when the lease says so. DoorLoop's CAM page covers base years, gross-up, exclusions and admin fees, and doesn't mention caps.[2]

  • Every CAM line, with its evidence

DoorLoop's report reads expense totals by account from the property's profit and loss. Cornerhold works line by line: each expense ties to its invoice and the lease clause that allows it, with flags for capital items, duplicates and bills from the wrong period.[2]

  • Recovery terms read from the lease

Cornerhold's two AI readers draft each lease's share, base year, caps, exclusions, gross-up and admin fee, with the page for each, and the CAM setup uses them once you approve. DoorLoop's pages don't describe reading leases.[1][2]

  • A person approves every AI draft

Cornerhold's AI drafts and a person approves before anything is sent, posted or paid. DoorLoop's agents act on their own, with a supervision level you set. That's a different choice, not a flaw; pick the one that suits you.[1]

Who should pick which one.

DoorLoop is the better pick if

  • Most of your portfolio is residential, with some commercial.
  • You want online rent, bank sync, eSignature and screening today, at a lower monthly price.
  • Your commercial leases have no CAM caps, and reconciling from profit and loss totals is enough.
  • You want AI agents that answer tenants and run maintenance on their own.

Cornerhold is the better pick if

  • Your leases cap CAM increases, and you need the caps applied correctly.
  • You want each CAM line tied to its invoice and lease clause before statements go out.
  • You want leases read with their pages cited, feeding the CAM setup.
  • You want a person to approve everything the AI drafts.

Questions about Cornerhold and DoorLoop

Can I move from DoorLoop to Cornerhold?

Yes. The importer reads any spreadsheet, so rent rolls and ledgers in a spreadsheet come in, along with QuickBooks exports, lease PDFs, bills and bank files. It shows what it found before anything is saved.

Which DoorLoop prices does this page use?

The monthly-billing prices, so they line up with paying month to month. The yearly-billing prices DoorLoop shows first are in the notes under each figure.

Is Cornerhold new?

Yes. Cornerhold launched in October 2026, so it has no long customer track record or public reviews yet. Owner and Owner Plus start with 14 days free, without a card, so you can try it on your own leases before you decide.

Is there a Cornerhold mobile app?

The iPhone app is built but isn't on the App Store yet. Until it is, the website works on a phone.

What if I leave Cornerhold?

Owners and admins can export the whole organization at any time: every record as JSON and CSV, every stored file, and a README that explains each table. It works on every plan, even when the account is read-only.
