Cornerhold vs Buildium for commercial property.

Buildium is a full property management system with a published price and a free trial, and it supports commercial properties alongside residential ones. Cornerhold is built only for commercial leases, with CAM, tax and insurance recoveries at its center. Here is how they compare. Checked October 23, 2026, from public pages linked at the foot of the page.

Who each is built for
Buildium
Property managers with residential, community association and commercial portfolios. Commercial is one portfolio type, and Buildium's help center explains how to set it up.[1][2][3]
Cornerhold
Owners of commercial property and the firms that manage it for them: retail centers, offices, industrial and single-tenant net-leased buildings, on NNN, NN or modified gross leases. One building is enough to start.

Where Buildium is ahead.

  • Rent online, eSignature and screening

Buildium takes rent online through ePay and offers eSignature, tenant screening and listings. Cornerhold does none of these yet.[1]

  • Apps for staff and residents

Buildium's manager app and its Resident Center app are on the App Store. Cornerhold's iPhone app isn't released yet.[6][7]

  • An open API

Buildium's Premium plan includes an open API. Cornerhold has no public API.[1][5]

  • Mixed portfolios

If most of your units are residential or association units, with a few commercial spaces, Buildium covers all of them in one system. Cornerhold is built for commercial leases only.[1][2]

Also not in Cornerhold yet

  • Live bank feeds. You import bank files (OFX, QFX or CSV) and reconcile them with suggested matches. There is no live connection to your bank yet.
  • Portals on every plan. Tenant and owner portals start on the Firm plan.
  • A custom report builder. The standard reports (trial balance, profit and loss, balance sheet, cash flow, rent roll, aging, owner statements) export to Excel, PDF and CSV, but you can't design your own yet.
  • Trust accounting. There is no trust accounting for managers who hold owner funds in trust accounts.
  • QuickBooks Online sync. Live sync with QuickBooks Online is coming. Today you import QuickBooks Desktop or Online export files.

Where Cornerhold is ahead.

  • A reconciliation that follows each lease

Buildium's help article describes the year-end CAM reconciliation as comparing the CAM budget with actual expenses and posting bulk credits or charges. Cornerhold reconciles each tenant under its own lease, with caps, base years and expense stops, gross-up, exclusions and admin fees, and traces every line to its invoice.[3]

  • Taxes and insurance as their own pools

The same article handles tax and insurance pass-throughs with recurring charges and journal entries. Cornerhold bills them from separate pools and reconciles them with CAM.[3]

  • Leases read for you, rent steps included

Cornerhold reads each lease with two AI readers on every plan and shows the page and quote for each term; its rent steps become the rent schedule. Buildium's article says it doesn't calculate percentage rent increases automatically.[3]

Who should pick which one.

Buildium is the better pick if

  • Most of your units are residential or association units, with a few commercial spaces.
  • You want online rent, eSignature, screening and listings at a low price.
  • Your commercial leases are simple: flat CAM estimates and little to reconcile.
  • You want an established vendor with apps for staff and residents today.

Cornerhold is the better pick if

  • Your portfolio is mostly commercial, and CAM, tax and insurance reconciliations take real time each year.
  • Your leases have caps, base years or gross-up, and you want them applied tenant by tenant.
  • You want every lease read with its pages cited, and rent steps set up from the lease.
  • You want forecasts and loan warnings built from your leases.

Questions about Cornerhold and Buildium

Can I move from Buildium to Cornerhold?

Yes. The importer reads any spreadsheet, so rent rolls and ledgers in a spreadsheet come in, along with QuickBooks exports, lease PDFs, bills and bank files. It shows what it found before anything is saved.

Is Buildium's help article still current?

It was last published in April 2024, and Buildium may have changed how it handles CAM since. It's linked in the sources below so you can check it, and we'll correct this page if it changed.

Is Cornerhold new?

Yes. Cornerhold launched in October 2026, so it has no long customer track record or public reviews yet. Owner and Owner Plus start with 14 days free, without a card, so you can try it on your own leases before you decide.

Is there a Cornerhold mobile app?

The iPhone app is built but isn't on the App Store yet. Until it is, the website works on a phone.

What if I leave Cornerhold?

Owners and admins can export the whole organization at any time: every record as JSON and CSV, every stored file, and a README that explains each table. It works on every plan, even when the account is read-only.
