Cornerhold vs AppFolio for commercial property.

AppFolio's commercial edition lets a manager keep commercial properties next to the rest of a portfolio on one platform. Cornerhold is built only for commercial leases. Here is how the two compare for an owner or manager of commercial property. Checked October 23, 2026, from public pages linked at the foot of the page.

Who each is built for
AppFolio
Property managers who run residential, association and commercial properties on one platform. Commercial is an edition of the same system, with a 50-unit minimum.[1][2]
Cornerhold
Owners of commercial property and the firms that manage it for them: retail centers, offices, industrial and single-tenant net-leased buildings, on NNN, NN or modified gross leases. One building is enough to start.

  • AppFolio doesn't publish its minimum spend, so the ranges at 25 and 100 suites come from a third-party report. Max is left out: the same report puts its minimum spend at about $7,500 a month or more.[8]
  • Online payment fees and add-ons are extra where they apply. The same report mentions a one-time onboarding fee; AppFolio doesn't publish one.[8]

Where AppFolio is ahead.

  • Rent paid online, today

Tenants pay rent and set up autopay in AppFolio's FolioSpace app and portal. Cornerhold doesn't take payments yet.[7]

  • Apps your staff and tenants can download

AppFolio has a staff app and a tenant app on the App Store. Cornerhold's iPhone app isn't released yet.[6][7]

  • Portals on the first plan

AppFolio lists portals in its commercial Core plan. Cornerhold's tenant and owner portals start on Firm.[2]

  • Scale and an open API

AppFolio is a public company that reported 9.8 million units under management in the third quarter of 2026, and its Plus and Max plans include an API. Cornerhold launched in October 2026 and has no public API.[1][5]

  • AI that acts from Claude

On Plus and Max, AppFolio's Claude connector can read and write. Cornerhold's connector only reads; changes happen in Cornerhold, where a person approves them.[4]

  • One system for a mixed portfolio

If you also run residential or association properties, AppFolio covers them on the same platform. Cornerhold is built for commercial leases only.[1][2]

Also not in Cornerhold yet

  • Live bank feeds. You import bank files (OFX, QFX or CSV) and reconcile them with suggested matches. There is no live connection to your bank yet.
  • A custom report builder. The standard reports (trial balance, profit and loss, balance sheet, cash flow, rent roll, aging, owner statements) export to Excel, PDF and CSV, but you can't design your own yet.
  • Trust accounting. There is no trust accounting for managers who hold owner funds in trust accounts.
  • QuickBooks Online sync. Live sync with QuickBooks Online is coming. Today you import QuickBooks Desktop or Online export files.

Where Cornerhold is ahead.

  • Lease abstraction on every plan

Cornerhold reads each lease with two AI readers from different companies and shows the page and quote behind every term before you approve it. AppFolio's pricing and commercial pages don't list lease abstraction.[1][2]

  • CAM rules you can check

Cornerhold applies three kinds of caps, base years and expense stops, gross-up, exclusions and admin fees, and ties each expense line to its invoice and lease clause. AppFolio's public pages describe CAM tracking and reconciliation without those details.[2][3]

  • Forecasts on the first plan

Budgets, lease-driven forecasts and loan maturity warnings come with every Cornerhold plan. AppFolio lists advanced budgeting on Plus and Max.[1]

  • Prices you can see, from one building

Cornerhold publishes its prices and runs month to month with no setup fee. Owner and Owner Plus start with 14 days free, without a card. AppFolio has a 50-unit minimum and asks for a quote.[1]

Who should pick which one.

AppFolio is the better pick if

  • You also manage residential or association properties and want one system for all of them.
  • You want tenants paying rent online, with autopay, now.
  • Your staff need a mobile app in the field today.
  • You have 50 units or more and want an established, public vendor with an open API.

Cornerhold is the better pick if

  • Your leases are commercial, and CAM, tax and insurance recoveries drive your year.
  • You want every lease read with its page cited, and you want to approve each term.
  • You want caps, base years and gross-up applied the way each lease says, line by line.
  • You own a few buildings, below AppFolio's 50-unit minimum, or you'd rather start without a sales call.

Questions about Cornerhold and AppFolio

Can I move from AppFolio to Cornerhold?

Yes. The importer reads QuickBooks Desktop and Online exports, AppFolio and Yardi rent rolls and ledgers, any spreadsheet, lease PDFs, bills and bank files, and shows what it found before anything is saved. Lease PDFs go through the lease reader, so each term comes back with its page.

Does Cornerhold take rent payments like AppFolio?

Not yet. In Cornerhold you record payments in the books. If tenants paying online is a must today, AppFolio does that and Cornerhold doesn't.

Is Cornerhold new?

Yes. Cornerhold launched in October 2026, so it has no long customer track record or public reviews yet. Owner and Owner Plus start with 14 days free, without a card, so you can try it on your own leases before you decide.

Is there a Cornerhold mobile app?

The iPhone app is built but isn't on the App Store yet. Until it is, the website works on a phone.

What if I leave Cornerhold?

Owners and admins can export the whole organization at any time: every record as JSON and CSV, every stored file, and a README that explains each table. It works on every plan, even when the account is read-only.
